Assumptions & method

  • The CAT here is an approximate estimate, not the official CAT. Methodology: the monthly internal rate of return that equates the net amount drawn down (amount − fee) with the stream of payments, annualized as (1+i)¹²−1.
  • If you only know the monthly payment, the calculator infers the implicit rate: for fixed payments, by solving the annuity formula; for interest-only, monthly rate = payment ÷ amount.
  • Includes interest and the origination fee. Does not include IVA, insurance or other charges that the official Banxico CAT does account for.
  • Use it to compare offers against each other; for the official CAT, refer to the one your lender is required by law to provide.

What is the CAT?
The CAT (Costo Anual Total, Mexico's all-in APR) is a percentage measure that summarizes, in a single annual figure, the cost of a loan: interest plus fees and other charges. It lets you compare different loans on equal terms.

Why do you say it is 'approximate'?
Because the official CAT follows a precise Banxico methodology that includes every charge (insurance, appraisals, IVA where applicable) with their exact dates. Here we estimate using interest and the origination fee: enough to compare, but no substitute for the CAT your lender must provide you.
